Although these lots are market lots, and will not be resident restricted employee housing lots, Whistler 2020 Development Corporation (WDC) would like to support Council’s goal to have as many Whistler employees, retirees, and business owners as possible living in the community. To support that goal, WDC will allow qualifying local residents the first opportunity to make an offer on the lots through a special Locals Priority Program. NOTE: Locals Priority Program ended November 24, 2021.

RM-CD2 (Residential Multiple – Comprehensive Development 2)

Yes there are Site Development and Building Design Guidelines and they are outlined as an Exhibit in the Disclosure Statement.

RM-CD2 zoning stipulates: 
(9) The maximum gross floor area for a detached dwelling is 325 square metres or a floor space ratio of 0.35, whichever figure is lower.
(10) The maximum gross floor area for an auxiliary residential dwelling unit contained in a detached dwelling is 90 square metres.
(11) The maximum gross floor area for a duplex dwelling is 350 square metres or a floor space ratio of 0.4, whichever figure is lower.
(12) The maximum gross floor area for a dwelling unit in a duplex dwelling is 175 square metres.

Yes, the developer will be providing sewer, water and hydro / telephone to the property line. This work is anticipated to be complete by early July 2022.

There are no DES requirements. No building shall be connected to any source of natural gas or propane as per Section 219 Covenant – Green Building Requirements.

Yes there will be strata fees that cover common expenses such as road maintenance, snow clearing, landscaping etc.

Lots could potentially close and transfer once the Strata Subdivision is created, even though all the services will not be completed. By transferring title the purchaser can then submit a building permit, providing the opportunity to start house construction once the services and roads are completed, which is anticipated to be early July 2022.

There are no restrictions on when you have to build.
